But if you're dealing with conference rooms, corridors, entryways, or any space where people walk in with coffee, rain, or luggage, Milliken's modular tile is the better total cost decision. I recommend tile for 80% of commercial applications, honestly. The remaining 20% is where the budget is truly tight, the layout is simple, and the client is willing to accept that maintenance and replacement costs will be higher later.

One more honest caveat. I'm a procurement person, not a designer. If your project's look depends on a seamless expanse of carpet with no visible seams, broadloom is technically the only way to get there. Tiles have seams. They're subtle, especially with Milliken's pattern options, but they exist. That's a legitimate design-driven reason to choose broadloom. Just budget for the maintenance reality.
